Many of KMA's new and renovated projects are built under a cost-plus-fixed fee contract. Under this arrangement, you pay actual construction cost plus a fee established up front for KMA to manage the project. The advantages include flexibility, more competitive bidding, and solid reliable opinions from KMA throughout construction. KMA monitors the quality of materials and workmanship on the project. Since our fee is fixed and independent of materials and labor chosen, you can rely on dependable, objective advice from KMA for crucial decisions that go into building or remodeling a home. We ensure that competitive bid prices are received from all subcontractors and material suppliers. because you pay only the actual costs of labor and material, all savings and discounts are passed on to you. You also have the option on investing "sweat equity" by doing some of the construction yourself. Energy Conscious Designs Energy-efficient building practices are a hallmark of our company. KMA has been a designing high performance buildings and additions since our founding in 1982. We remain up-to-date with the latest technology through our affiliation with energy efficient building organizations. We rely on computerized analysis to determine which techniques and design details are best suited to your project. KMA is committed to designing buildings for low energy use. Our standard construction practices include optimal levels of insulation and properly installed air barriers to reduce energy demand, and well designed ventilation systems and properly installed vapor retarders to control moisture and ensure high indoor air quality. Energy performance details such as insulation and air infiltration control are accomplished by KMA personnel experienced in the proper techniques and dedicated to maintaining the highest quality standards in these critical areas. KMA homes are built tighter and offer better moisture control and ventilation, meeting a standard the construction industry refers to as "build tight and ventilate right". This expertise in high-performance homes was shared with other builders at Continuing Education seminars conducted by KMA personnel on an annual basis.
